Site Services is a full-service asphalt paving company and has been paving and maintaining parking lots for over 40 years. Early on we focused on pavement maintenance and were one of the first companies to pioneer and perfect hot pour asphalt crack sealing.
Our team has been educating property owners about the benefits of sealing cracks for asphalt preservation for decades and have saved our customers thousands of dollars. Here we’ll share what is important to know about crack sealing your commercial parking lot.
Basics of Crack Sealing
Crack Sealing and the Weather
One crucial factor to consider before starting the crack sealing process is the weather conditions. It is essential that the pavement is dry before starting the sealing process. Even on a sunny day, residual moisture from recent rainfall can negatively impact the bonding of the sealant material. Therefore, it is crucial to assess the moisture level of the pavement before proceeding with crack sealing.
Prepping the Cracks Before Sealing
We use a lance to blow compressed air into the cracks. This effectively removes any moisture or standing water that may have accumulated. This drying process is vital because the presence of moisture can hinder the bonding of the sealant to the crack surfaces. In addition to moisture removal, the lance also aids in getting rid of debris and loose materials from the cracks.
Providing Further Protection
The primary reason for conducting regular pavement crack sealing is to prevent water from infiltrating the base and sub-base. In Northwest Indiana, freeze-thaw cycles can wreak havoc on cracked pavement leading to the expansion and contraction of the base, ultimately resulting in the formation of potholes. By regularly inspecting the asphalt surface, you can identify cracks and other issues early on. This will help to prevent further damage and costly repairs.
